Property Manager

The Property Manager is responsible for the overall management of a multifamily or commercial property. 

Essential Duties: 

  • Prepare & maintain the operating and capital budgets
  • Collect and deposit all rents and other revenues generated by the site
  • Prepare non-paying accounts for eviction and appear in court if necessary
  • Process accounts payable
  • Record and track all assets
  • Process deposit accounting statements
  • Process intermediate payroll, ensuring that time cards are error free
  • Maintain all records on the site
  • Prepare, Monitor and Adjust the marketing plan
  • Supervise outreach marketing efforts
  • Conduct market surveys and suggest corrective course of action for subject site

Requirements: 

  • High school diploma or equivalent (minimum)
  • Certified Apartment Manager (CAM) designation from NAA preferred
  • State required leasing license (if required)
  • 2+ years in property management, managing multifamily or commercial sites
  • Highly motivated and detail oriented
  • Section 8 experience a plus
  • Microsoft Office - Word, Excel and Outlook
  • Basic computer skills necessary to navigate the various system used by M2
  • Yardi Voyager Experience a plus
  • Valid driver's license and reliable transportation

Assistant Property Manager

The Assistant Property Manager is responsible for assisting the Property Manager in the overall management of a multifamily or commercial property.  The Assistant Property Manager manages the site in the absence of the Property Manager.

Essential Duties: 

  • Train and support the leasing staff
  • Answers phones, sets appointments
  • Works with the Property Manager to implement the marketing plan
  • Conducts outreach marketing efforts and records and tracks the results
  • Conduct market surveys and suggest corrective course of action for subject site
  • Prepares lease documents for execution
  • Prepares lease files after move-in
  • Prepares the lease renewal proposal
  • Sends out lease renewal letters and renewal leases
  • Follows up on all guest cards and phone calls
  • Reviews Lease Hawk calls
  • Maintains the site's external postings (Craigslist, Facebook, etc)
  • Participates in resident retention programs
  • Lease apartments
  • Process resident applications for occupancy
  • Assist residents with maintenance request
  • Responds to resident history requests
  • Other duties as may be necessary to achieve the owners goals and objectives
  • Reports to:  This position reports to the Property Manager.

Requirements: 

  • High school diploma or equivalent (minimum)
  • National Apartment Leasing Professional (NALP) or Certified Apartment Manager (CAM) designation from NAA preferred
  • State required leasing license (if required)
  • 1 year experience in property management in multifamily, commercial or hospitality sites
  • Highly motivated and detail oriented
  • Section 8 experience a plus
  • Microsoft Office - Word, Excel and Outlook

Leasing Consultant

The Leasing Consultant is responsible for assisting the Property Manager in achieving occupancy targets by coordinating all phases of leasing. 

Essential Duties: 

  • Respond promptly to all inquires by e-mail, facebook, twitter, craigslist, apartment publication listings, apartment listing services, phone, mail and website
  • Answers phones, sets appointments
  • Works with the Assistant Property Manager to implement the marketing plan
  • Conducts outreach marketing efforts and records and tracks the results
  • Conduct market surveys and suggest corrective course of action for subject site
  • Prepares lease documents for execution
  • Prepares lease files after move-in
  • Sends out lease renewal letters and renewal leases
  • Reviews Lease Hawk calls
  • Participates in resident retention programs
  • Lease apartments
  • Process resident applications for occupancy
  • Assist residents with maintenance request
  • Other duties as may be necessary to achieve the owners goals and objectives

Maintenance Supervisor

This position is the senior level maintenance person on site and is responsible for the overall physical condition of the asset.

Essential Duties: 

  • Prepare & maintain the operating and capital budgets
  • Purchase all parts, supplies and equipment necessary to achieve the site's goals
  • Ensures that all purchases are made at the best possible price
  • Prepare scope of work for projects that are to be contracted out
  • Negotiate and/or solicit bids for contract work per the approved budget
  • Process intermediate payroll, ensuring that time cards are error free
  • Monitors overtime usage and adjust schedules as necessary to maintain budget integrity
  • Develop and direct the preventative maintenance programs for all structures,  mechanical systems, equipment and motor vehicles
  • Completes all service request within 48-hours of the call
  • Maintains all grounds, including daily trash removal, snow and ice removal and monitors contractors of landscape services
  • Rehabilitate apartments for new move-ins
  • Maintain all maintenance and repair records on the site
  • Comply with all EPA requirements for Lead, Asbestos, Freon, Radon, Etc.
  • Ensure that all activities are conducted in compliance with local, state and federal OSHA regulations
  • Recruit, train and inspire qualified staff members
  • Plan, schedule and supervise daily activities
  • Prepare employee evaluations
  • Vacant utility expense controls
  • Physically inspect the asset and take appropriate action to protect the asset
  • Conduct regular safety inspections of the site, correct any unsafe practice or situation and re-train staff as necessary
  • Other duties as may be necessary to achieve the owners goals and objectives

Requirements: 

  • High school diploma or equivalent combination of education, training or experience
  • Certified Apartment Maintenance Technician (CAMT) designation from NAA preferred
  • EPA Type II or Universal Certification
  • Certified Lead Renovator Certification Preferred
  • Supervisory experience preferred
  • 2+ years in facilities maintenance
  • Highly motivated and detail oriented
  • Section 8 inspection experience a plus

Maintenance Technician

This position is responsible for the repair and maintenance of all mechanical, electrical, plumbing, structural facilities and grounds on the site.

Essential Duties: 

  • Completes all service request within 48-hours of the call
  • Maintains all grounds, including daily trash removal, snow and ice removal
  • Rehabilitate apartments for new move-ins
  • Comply with all EPA requirements for Lead, Asbestos, Freon, Radon, Etc.
  • Ensure that all activities are conducted in compliance with local, state and federal OSHA regulations
  • Respond to on-call maintenance emergencies at any hour
  • Respond to snow and ice events on any day at any hour
  • Cleaning and housekeeping duties of common areas and vacant units
  • Vacant utility expense control
  • Other duties as may be necessary to achieve the owners goals and objectives
  • Reports to:  This position reports to the Maintenance Supervisor.

Requirements: 

  • High school diploma or equivalent combination of education, training or experience
  • Certified Apartment Maintenance Technician (CAMT) designation from NAA preferred
  • EPA Type II or Universal Certification
  • 1 year in facilities maintenance
  • Highly motivated and detail oriented

Custodian

This position is responsible for the cleanliness of the property and to perform all custodial and maintenance duties as directed by the Maintenance Supervisor or Property Manager.

Essential Duties: 

  • Responsible for the daily repair and upkeep of the property.
  • Responsible for maintaining the grounds (trash removal, light landscaping when needed) on a daily basis.
  • Responsible for cleaning around dumpster and/or trash compactor areas.
  • Responsible to assist with trash-out or set-out of apartments when necessary.
  • Responsible for keeping trash chute areas clean and odor free.
  • Clean the office, community rooms, restrooms and other common areas on a daily and/or weekly basis.
  • Clean and maintain models and/or target units daily.
  • Clean all vacant apartments as directed.
  • Stock common areas with supplies.
  • Assist with vacant units and make ready efforts as directed.
  • Take out trash from office and common areas daily
  • Keep all vacancies fresh and odorless.
  • Clean and maintain all laundry facilities daily.
  • Inform supervisor of supply needs on a weekly basis.
  • Responsible for rearranging furniture at pool, picnic and grilling areas as needed.
  • Responsible for cleaning bark park areas, stock pet waste stations.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
  • Responsible for thorough knowledge of management company policies and property policies.
  • Responsible for being available to work on an on-call basis.
  • Comply with all EPA requirements for Lead, Asbestos, Freon, Radon, Etc.
  • Ensure that all activities are conducted in compliance with local, state and federal OSHA regulations
  • Respond to snow and ice events on any day at any hour
  • Vacant utility expense control
  • Other duties as may be necessary to achieve the owner’s goals and objectives
  • Reports to:  This position reports to the Maintenance Supervisor.

Requirements: 

  • High school diploma or equivalent combination of education, training or experience
  • 1 year in facilities maintenance
  • Highly motivated and detail oriented
  • Basic computer skills necessary to navigate the various system used by M2 Property Group
  • Ability to lift 50 pounds
  • Use of the proper safety equipment; gloves, goggles, back belts and proper foot wear required
  • Constant need (75% to 100% of the time) to be on feet.
  • Constant need (75% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat/Kneel Perform routine cleaning; pick up debris Climb Stairs Routine cleaning duties require access to all levels of the building(s)

  • Vacation Pay – Up to 4 weeks per year.
  • Vacation Roll-over – Carry up to 80-hours into the year.
  • Vacation Buy-Back – We buy back your unused vacation time (time in excess of 80-hours as at 2/3 your current pay rate) at the end of the year.

  • Health Insurance

Currently, M2 contracts with United Healthcare to provide two options of PPO plans. One is offered with a lower monthly premium but higher deductible (“7A-T”) and one that offers the opposite – a higher monthly premium, but lower deductible to meet each year (“7A-E”).

For both plans, M2 covers 70% of the monthly premium cost with 30% being reimbursed by the employee through bi-weekly payroll deductions. For dependents being added, the split is 50/50.

In addition, employees have access to several of United Healthcare’s wellness programs.

Currently, M2 contracts with United Health Care.  Open enrollment for dental is December.

Full-time and part-time can take advantage of Met Life Pet Insurance via direct billing. Employees can enroll at any time after the initial benefit enrollment date.

  • Life Insurance

Full-time employees are offered an employer-sponsored Life/AD&D plan. Employees are enrolled on their initial benefit enrollment date.

  • Long-term Disability

Property Managers and Maintenance Supervisors are offered an employer-sponsored Long Term Disability plan. Employees are enrolled on their initial benefit enrollment date.

  • AFLAC*

AFLAC offers supplemental medical coverage for a variety of things including Accident, Hospitalization, Cancer care among others. They also offer group Life insurance.  Since this is offered through a group plan, premiums are reduced, with 100% of cost reimbursed by the Employee through payroll deductions. Open enrollment for AFLAC is June.

*AFLAC is offered to part-time employees as well

M2 offers group retirement benefits, administered through ADP Retirement Services. The company matches up to $3,500 per year on employee contributions.
